The Polish authorities have imposed a new obligation on property owners. We are talking about an energy certificate, i.e. a document that certifies to what extent a building needs energy & ndash; electricity, heating, cooling and other needs for electricity/gas/other power supplies to the building. Until now, the energy certificate was required among owners of commercial institutions and companies, but in the second quarter of next year, the energy certificate will also be required for people owning houses and apartments.

The purpose of introducing the obligation to produce certificates is to promote energy-efficient construction and raise public awareness of the possibility of obtaining energy savings in buildings & ndash; we read in the announcement of the Ministry of Development and Technology, quoted by the Nasz Miasto website.

The energy certificate is also an obligation for owners of houses and flats. Who will have to prepare them in 2023?

The obligation to have this document will be imposed on the owners and management of the building & oacute; w & ndash; we are talking about single-family houses, but also apartments in multi-family buildings/block of flats. The certificate will be necessary for owners of new properties, but also for those built long ago.

The purpose of introducing this certificate is to facilitate the determination of the indicative energy demand as well as the consumption costs. The energy passport will not be necessary for apartments and houses with an area not exceeding 50 square meters, agricultural buildings, buildings that are supervised by the conservator of monuments and buildings that are places of worship.

However, owners of individual flats in blocks of flats will not have to apply for benefits themselves, unless they intend to sell or rent the premises. The obligation to obtain an energy certificate, however, means expenses & ndash; The letter itself costs several hundred zlotys, and its price depends on the location and features of the building. It remains valid for 10 years, unless the energy characteristics have changed (e.g. thermomodernization has been carried out).

There is a fine for missing documents, which has no upper limit set & ndash; therefore it can be expected to be unusually high. The mandate also threatens incorrect data in the certificate.
