How a Breton woman manages to have 23° in her house, without any heating ?

A resident of the Bellevue district in Brest now lives in incomparable thermal comfort: her apartment maintains a temperature of 23°C without needing heating .Enough to make millions of French people jealous, who are facing an unprecedented energy crisis. This feat is the result of an energy renovation that transforms its 1970s building into a low-energy building.

A spectacular metamorphosis

The residence at 48 rue de Kermenguy, built in 1977, was initially a thermal sieve. “Without wall insulation and with barely any improvement in the roof”, underlines Emmanuel Arnaud of Tinergie in Ouest-France, the building required urgent intervention. The colossal works, costing 1.58 million euros, allowed for a spectacular improvement of the thermal coefficient of more than 70%, increasing the energy class from D to B.

One of the major innovations of this renovation was the transformation of the balconies, which were previously a major source of heat loss. The installation of a “curtain wall” made it possible to convert them into living space, offering the co-owners a double advantage: better thermal comfort and a gain in living space.

A collective project supported by the public authorities

This spectacular renovation would not have been possible without significant public financial support. Of the total amount of the work, 707,000 euros, or 45% of the cost, was covered by subsidies. The National Housing Agency (Anah) contributed 482,000 euros, while Brest Métropole and the Brittany region contributed 224,600 euros.

The Tinergie platform, a local public energy renovation service, played a key role in the success of the project. This structure, created by Brest Métropole, offers free technical and financial support to co-ownerships. Since its creation, it has already supported the diagnosis of 4,000 homes and supervised the work on 500 homes.

This project is one of the priorities of the Brittany region. In the West, the building sector represents 45% of final energy consumption. Faced with this observation, the region has made energy renovation a priority, with an ambitious objective of renovating 45,000 homes per year.

At the national level, the government is providing numerous aids to carry out thermal insulation work. Owners of thermal sieves will also have to carry out work if they want to continue renting out their homes. From 2028, the rental of properties with energy class F or lower will be prohibited.
