Energy renovation: what changes in 2025 with MaPrimeRenov'

The year 2024 had started with significant restrictions for obtaining MaPrimeRenov’. Faced with the sudden drop in applications, the government is backtracking and extending the initially planned relaxations until the end of 2024. A decree and an order published on December 5 detail these new provisions which profoundly change the landscape of energy renovation for 2025.

Owners of thermal sieves regain access to aid

The most anticipated news concerns owners of F and G rated housing. While they initially had to undertake a comprehensive renovation to obtain aid, they will now be able to benefit from MaPrimeRenov’ for isolated works until December 31, 2025. This decision reflects an awareness of the difficulties encountered by many households in financing large-scale renovations, which are often very costly.

The DPE (Energy Performance Diagnostic) will no longer be mandatory to prepare a file before 2026. An administrative simplification that should speed up the process for many owners. This measure demonstrates a desire for flexibility in the face of the technical and financial constraints of renovation work.

Significant changes in project financing

The system is also changing financially. Households with “very modest” resources will see the maximum amount of advances drop from 70% to 50% in the context of renovations by gesture. A change that could impact the ability of some households to start their work.

Households with higher incomes are not spared from these adjustments. The “Parcours Accompagné” is undergoing a significant reduction in its aid rates. For a gain of two energy classes, the rate drops from 30% to 10%. Projects allowing a gain of three classes will see their aid decrease from 35% to 15%. The same observation applies to the most ambitious renovations (gain of four classes or more) where the rate drops from 35% to 20%.

In terms of heating equipment, installations running on wood or biomass are experiencing an average reduction of 30% in fixed rates. This reduction is part of a logic of redirecting aid towards other heating solutions more in line with environmental objectives such as the use of electricity

An opening towards induced works

The year 2025 also brings its share of good news with the coverage of induced works. This major development now makes it possible to finance the interventions required to carry out the main energy renovation work.

In concrete terms, when installing a geothermal heat pump, drilling and earthworks operations may be included in the calculation of the aid. This measure, detailed in the Official Bulletin of Public Finances, responds to a recurring request from professionals and individuals. It allows for better consideration of the reality on the ground and the overall costs of renovation projects.
