Le promoteur Hélénis (Groupe GGL) a lancé la construction de 4 des 5 bâtiments. Portes ouvertes ce samedi.
To the north of the city, on the edge of the new multimodal interchange hub, on the former SNCF land around the rotunda, a new district is being born. Led by Hélénis, the real estate development company of the GGL Group, the secure residential complex, named La Manufacture, is slowly starting to emerge from the ground. This Saturday, six months after the start of the construction site, Hélénis is organizing an open day from 9:30 a.m. to 5:30 p.m. to allow potential buyers to discover a furnished show apartment and possibly take a tour of the available apartments, currently under construction. “It's an opportunity to visualize the volumes and appreciate the environment”, confides the marketing manager of Hélénis.

The forty or so housing units in this building will be delivered “no later than June 30, 2025”, promises Aurélie Rondeau, Hélénis sales manager. In this building, only 7 housing units are still available. These are T3 and T4, from 61 m2, with terrace and underground or outdoor parking.
Building B is also under construction. It will house 57 housing units from T2 to T4, exclusively social. It was sold to a social landlord. At the end of 2025, Hélénis will also deliver building C, also comprising around forty housing units. The building is completely sold.
For the future, the property developer announces the imminent start of work on building D, which will have 29 apartments ranging from T2 (from 42 m2) to T4. In this last category of apartments, there are only apartments located on the top floor, with a surface area of 107 m2.
Finally, Hélénis indicates that work on the last building, E, should begin by the end of the year. It should be noted that, on this site, some apartments can benefit from a reduced VAT rate of 5.5. A possible gain of 15% subject to conditions: occupation of the property as a principal residence for ten years and compliance with an eligible level of resources.
It should be noted that the Manufacture will eventually have 190 housing units.
In 2019, the GGL Group purchased 1 ha of brownfield land from the SNCF, land mainly occupied by warehouses and the rotunda, with a view to carrying out a real estate program. Marketing of the latter began in early 2022 and the first stone was laid in July 2023 by the director of the GGL Group, Jean-Marc Leygue. Originally, the project was to be completed at the end of 2024, but the real estate crisis forced the developer to adapt its program and schedule somewhat.
The Philippe Rubio architectural firm has designed a real estate project that is both cutting-edge in terms of thermal and acoustic performance, but also deeply rooted in the history of the site. Thus, the buildings, each of which will bear the name of a famous train, are built around the old railway mechanism of the rotunda that allowed the carriages to turn. The aesthetics of the halls and common areas have been entrusted to an interior designer. To recreate the industrial atmosphere of the site, the buildings were also designed with special materials such as brick and rusty metal. On the landscaping side, multiple paths will also be created, with large wooden sleepers reminiscent of those used between rails.
